 A.R.M.I. requires that all tenants get Renter's Insurance. Renter's insurance policies cover personal property, temporary living expenses due to a covered loss, liability coverage as well as medical payments for others. Options include extra protection for items such as jewelry, computers, fine art, money, securities and identity theft.

FAQs

There are a lot of questions that can come up when you are renting a home about what is required from you and what you can expect from A.R.M.I. Below is short list of frequently asked questions that we have been asked over the years. If you have a question that is not on this list please give us a call or send us an email and we will be sure to get you an answer ASAP!

 
Q: Does ARMI allow pets at its properties?
A: In some cases, yes. Check with your Realtor to see which properties allow pets? 
Q: What happens when something breaks in my house, how long will it take to get fixed, and who pays for it?
A: It depends on the nature of the repair. We put a rush on essential utility failure an try our best to get it fixed the same day. For all other repairs, we can usually have it addressed, if not fixed, within 48 hours. If the repair is needed due to unforeseen failure, then ARMI will cover the costs. However, if something breaks due to improper use, then the tenant is liable for costs.
Q: Who is responsible for lawn maintenance?
A: Renting a home is a lot like owning a home in most circumstances. In the majority of our properties, the tenant is responsible for maintaining the lawn and landscaping, as well as cleaning the gutters when needed. Check with your Realtor on each specific property.
Q: I have just moved out of a property, how long will it take to get my security deposit back?
A: We make every effort to return all funds as quickly as we possibly can. If there are no repairs or cleaning that needs to be done to 
the property then we can return your money very quickly. However, in some cases the process could take up to 45 days.

Q: What is my security deposit used for?
A: The security deposit is used to ensure that the property is returned at the end of the lease term in the same, or better condition than at the beginning of the term. It can cover any damage/changes to the property that is not normal "wear and tear", as well as any fees, unpaid bills or unpaid rent.

Q: I want to make improvements to my rental house, am I permitted to do so?
A: All improvements, from painting to installation of new fixtures, must be approved by ARMI in advance.  

Q: How do I set up utilities and when am I responsible to have them turned on?
A: When you move in to your property ARMI will provide you with a list of utility companies that serve your area. You are responsible to have the utilities turned on for the duration of your lease term.

Q: Can ARMI enter my home during my lease term?
A: Throughout the course of your lease term it will be necessary for ARMI to enter the property to perform repairs/improvements, inspections, showings, etc. Except in emergency situations, we will provide you with the proper notice before entering your property.

Q: I am a member of the military and have just received orders to transfer, will I be charged with breaking my lease?
A: ARMI's leases are governed by the Virginia Residential Landlord Tenant Act (VRLTA) which accommodates transfers for those serving in our nation's armed forces. For more info please reference VRLTA Section 55-248.21.1.
